Don’t come into the home when the tenants are not there. In some states, this isn’t only an invasion of their privacy, it could also be a violation of the law. Only go inside the house when the tenants not home if you have a clear agreement with them or if it’s a genuine emergency situation.
When you have inexperienced or new tenants, whatever you do to make them feel like important partners in the transaction is an excellent way to start the landlord-tenant relationship. You can show them, by taking the lead and being a good example, how to participate in a fruitful business relationship. Show them around the property and make sure they have the information about the appliances and fixtures. Let them are aware of any of the house’s idiosyncrasies or peculiarities, for example if you should avoid taking a shower while the clothes washer is going. Make sure the tenants know how to get in touch with you in case they have any problems. A good way to make them feel welcome is to bring snacks and refreshments on the day they move in. Even though it’s a small thing it can go a long way toward fostering a sense of mutual respect.
A good tenant is not so easy to get and keep. When it happens that you have a good tenant that wants to renew their lease, it benefits both them and you to keep it going. From your side, you save a lot of turnover time and cost. When renewing the lease, think of something that you can offer, even a small token, that makes the unit more appealing. You should know if any of the appliances need to be replaced or if they could use new curtains or even something like a little landscaping. Think of one thing you can ante up. Most likely you will be able to deduct the cost as a business expense, which makes it easier to handle. A little bit of generosity goes farther than you might think.
A good tenant, in short, is worth keeping. It is important to make the good ones feel appreciated. Without tenants paying their rent, you wouldn’t have a good return on investment. Just by putting in a little more and spending some extra money, you can reap some big benefits for your rental properties.
