A new beachfront resort condo with upscale design and fine materials of luxury hotels. The resort is located directly on a gorgeous sandy beach. The Condo: We have furnished your vacation rental condo as a luxury vacation getaway with extra consideration to being family friendly. This condo is a fully-stocked retreat for families or for couples traveling together. Our guests can experience a luxurious tropical beach hotel that is truly a fantastic travel deal. You can save hundreds of dollars by preparing one or more meals in our gourmet kitchen and making lunches for daily outings. If you have ever watched your children take one bite and leave the rest of a $14 hotel breakfast, you will appreciate that a condo vacation will save you money. Your condo is a fourth-floor Penthouse with two master bedroom suites, one with a king-size bed and one with a queen-size bed. With the sleeper sofa in the living room, the unit accommodates six people. Warm Indonesian woods were used for cabinetry and trim, while the floors feature Peruvian travertine stone. All windows have blackout drapes and each room is equipped with a ceiling fan. The condo has central Air Conditioning. There are three walk-out lanais; one is a large outside dining area. You can see the ocean from one of the bedrooms and you can enjoy sounds of the surf from any room. The kitchen is top-of-the-line with granite countertops and stainless appliances. There is also a complete set of appliances such as a coffee-maker, rice-maker, toaster, and blender as well as complete sets of cookware, dishes, and tableware. Other Fees & TaxesA Non-refundable Deposit of 25% of the Total Rental Cost (number of nights times the rental rate plus the Clean-out Fee plus Hawaii tax) is required to confirm a booking.
Payment must be made by credit card or other means through PayPal. There is a mandatory Clean-out fee of $150, for cleaning upon departure. A Refundable Security Deposit of $500 will be charged. This will be refunded in full upon inspection after departure. The remaining balance (75%) plus the Refundable Security Deposit must be paid no later than sixty (60) days prior to check-in Deposit RequirementsReservations must be guaranteed with a credit card or other method through Paypal. The 25% reservation deposit is non-refundable. The full 75% balance is due no later than 60 (sixty) days prior to check-in date. Your reservation will be cancelled if deposit is not received within this time.
Rental PoliciesThere is a three-night minimum stay required year round, except during Holiday season (Dec. 18, 2010-Jan. 1, 2011) when a seven-night minimum is required. A $150 after-departure cleaning fee is required. (This is not daily cleaning.) There is an additional 4.166% Hawaii State General Excise Tax and 7.25% Hawaii Transient Accommodations Tax, for a total of 11.42% in taxes. The primary renting guest must be at least 24 years old. Parents who are not guests may not book properties for their children. Maximum occupancy is 6 adults, with children over the age of 12 counted. Overcrowding or misrepresentation is grounds for immediate removal without refund. Daily housekeeping is not included. Maid service with linen change-out is available for $65 per day. The condo is a non-smoking area. The condo complex is a non-smoking facility and Hawaii is a smoke-free state with smoking prohibited in all enclosed or partially enclosed public places. Check-in time is 4 PM. Check-out time is 11 AM. Clean linens and bath and pool towels are supplied with the unit, but linen changes and daily maid service are not included. There is a washer and dryer in the unit. No pets are allowed. Licensed companion and guide animals are permitted. A 1/2 day charge is required to guarantee a late check-out. All rates and taxes are subject to change. Check in time is 3:00 p.m. Check out time is 11:00 a.m. No Smoking. No Pets Allowed.
Refund PoliciesThe 25% reservation deposit is non-refundable. Cancellations of less than 30 days prior to check in will forfeit 50% of the payment.

| This penthouse condo at the beachfront Waipouli Beach Resort on the Hawaiian "garden island" of Kauai is like a five star luxury beachfront hotel. Two master bedroom suites, three full baths and a full gourmet kitchen. (it sleeps six) will enable you to experience a luxury resort accommodation at a cheap vacation cost. We have included many extras to make your stay as enjoyable as possible with extra consideration to being "family friendly". Your condo is a fully-stocked vacation retreat for families with or without young children. It is also ideal for two couples traveling together. You will save hundreds of dollars by preparing one or more meals in your gourmet kitchen and making lunches for daily outings. There are two master bedroom suites, one with a king-size bed and the other with a queen-size bed. There is also a sleeper sofa in the living room. A third full bathroom is accessible from the entry hallway and from one of the master bedrooms. (See the floor plan.) The condo is finished in warm Indonesian woods and Peruvian travertine stone. Each room is equipped with a ceiling fan and for those who prefer it, the unit is equipped with central air conditioning. The condo overlooks the garden and pool area. There are three walk-out lanais; one is a large outside dining area. There is some ocean view from the King master suite where you can watch the surf. You can enjoy sounds of the surf from any room. We have provided the fun goodies to allow you to travel to Kauai and pack minimally. If it is snorkeling gear, boogie boards, ice chest, beach towels, beach mats, or sand toys you need, they are available for your enjoyment. We have also supplied a Kauai book selection, a "take-one-leave-one" library, popular board games, and a complete set of movies filmed on Kauai. You will enjoy trying to identify where the scenes were filmed. The kitchen is top-of-the-line stainless steel with granite countertops, a Sub-Zero refrigerator with ice-maker, a Wolf cook-top and convection oven, a Fisher-Paykel double drawer dishwasher and a General Electric microwave oven. There is also a complete set of minor appliances such as a coffee-maker, rice-maker, toaster, and blender as well as complete sets of cookware, dishes, and tableware. We have also included "extras" such as a roasting pan and electric carving knife for your holiday or other special-occasion feasts. If you want to try your hand at Island food, we have included a large collection of Hawaiian cookbooks.
