Rates:	Cleaning Fee: $130 The Cleaning fee is REQUIRED and will not be returned to you at departure. This fee is used to clean out the home and get it sanitized and cleaned for the next guest. This fee is NOT negotiable. If the house requires extensive cleaning above and beyond the "standard" service your deposit will be charged. Lodging Tax: 10% on each nightly rate This is a South Lake Tahoe lodging city tax that is required and not negotiable. This tax is also attached to any hotel and motels in the city. Security Deposit: $300 The Security Deposit is required and refundable. Your deposit will be held until the home is inspected for any damage or stolen items. Your deposit will not be returned to you if there is evidence of smoking or pets in the home. Hot Tub Service: $25.00 It is required to have the hot tub water changed with every guest’s arrival. If you do not wish to use the Hot Tub during your stay it will be locked and you will not be charged. Rental Payment Policy: We will not accept any payments until the Rental Agreement has been signed and faxed to us. Reservations are not guaranteed until a deposit has been received. A deposit of 50% of the rent is required at time of booking to secure your reservation. The balance is due 30 days before arrival. If your reservation is less than 30 of arrival date you are required to pay the amount due in full to have a complete booking. Property Damage and Missing Items: Properties are subject to inventory prior to arrival and after guest departure. Guests will be responsible for any broken or missing items detected after guest departure. You will be notified and those charges will be itemized and charged from your security deposit authorization. Cancellation Policy: All cancellations must be made before 30 days prior to arrival. Any amounts paid toward your booking will not be returned if cancellation is within 30 days of arrival unless the house can be rebooked. Miscellaneous: In consideration for all guests, there is no smoking or pets in the house. If the house requires heavy cleaning, your security deposit will be used to cover charges over the standard cleaning fee. Returned check fee is $35.00 and any additional payments must be made with certified funds (credit card, bank check, money order). Please email me with any questions regarding this property prior to reservation. A signed Rental Agreement is required before payment is accepted.
